There are a lot of moving parts when it comes to buying or selling a home without a real estate agent (FSBO). First, the contract must be drafted and signed by all the parties. Then there are inspections and re-negotiations. Finally, there is a stack of paperwork to sign when you get to the closing. We help buyers and sellers who are not using a real estate agent to walk through this process. Our FSBO Guidance service includes the drafting of a basic purchase and sale agreement, review of all title company paperwork related to the sale and unlimited phone calls to answer questions that arise during the selling process, including but not limited to, handling re-negotiations following inspections, the closing process, and what to expect at closing. In other words, we are in your corner and looking out for your interests as you move forward with the purchase and sale of the property.
Frequently Asked Questions
With this package, we represent the seller and are available to answer your questions and provide advise as you move through the process. If you engage us to handle the closing only, we represent neither party and can answer questions about the closing process
If we were acting as your real estate agent, we would assist you with marketing the property, including listing it on the MLS, placing signs in the yard, posting it on Zillow and other similar sites, etc. Moreover, we will assist with the negotiations with the buyer or buyer’s agent. Here, you handle all of the marketing and negotiations. Once the negotiations are done, we will draft the contract and help you with the questions that arise as you move through the process. At closing, we review the paperwork prepared by the title company to make sure everything is in order. Accordingly, these services are provided by our law firm and not our real estate brokerage.

It depends. One of the primary benefits to hiring a real estate agent is the agents ability to market and show the property. If you already have a buyer in mind, these services may not be necessary. Moreover, if you are comfortable handling this aspect on your own, you may decide an agent is not necessary. We do not recommend that everyone sell their home FSBO, and in fact would recommend that many people should not. That being said, if you do, we want to partner with you to help you through the home selling process.
This question is relative. If you don’t have a buyer lined up then the time and money you spend marketing the property may cost more than the real estate agent. On the other hand, if you know who you are selling to, the savings can be quite substantial as shown on the below chart.
